One buyer gets the house, the other serious contenders get added to my buyers list and I send them text blasts when I get a property in their area.

What type of 'homework' do you do on a property before it become a 'serious contender to buy'?

#1 Miami, Florida With regards to world-class amenities and delicate feature draws, there are couple of urban communities in the U.S. that can contend with Miami.

They stayed in that house for 2.5 years until they bought their first home (where again we and the inlaws went through all serious contenders with them as additional pairs of eyes).

Not sure how they do tiling over there but over here in NJ a house built in the 50s you most likely will have a mud wall 1 inch to 2 inches thick to contend with behind that tile - Not worth the hassle IMO.

Not sure what part of the country you are in, but you may have to contend with straps too if you are in the south.
