When I ran the numbers I always considerer a macro change with Euribor increasing to 5%.

Many who want to scale  fail to take this into consideration,  take on too many projects at once, have no capital to advance the construction and ultimately get stuck in mud unable to advance any of their projects.

Since its a brand new build, its probably likely that the place is in good shape and any repairs will likely be considerably less than attorney fees.

A key consideration here is the refinance process.

In low end properties they dont make enough and they also take on considerably more risk.
