Since the previous owner is getting most of the proceeds does the closing attorney issue him a 1099S and then issue my company one for a much lower amount?

Ike, there are plenty of great property management companies in Atlanta but you still have to check behind them.

But as someone who’s been in the trenches of real estate investing for almost 30 years, I continue to see some flaws.Some of the flaws I have witnessed are when tech-driven companies seem to lack backing from experienced underwriters or seasoned real estate professionals.

I started a property management company in 2017 and am now managing almost 800 doors and 6 construction crews.If I could do it all over again, I would have spent a little more time setting up business systems prior to jumping in. 

@Micah Huffman unless you are going to commit to learning some basics about being a landlord AND are willing to commit at least 2-4 hours each month managing a Property Management Company - it's probably best you sell.Otherwise, it's highly likely you could lose more due to bad tenants and management.

I think broader consumer taste is killing malls, which includes online shopping, but also even where people are choosing to live and how they are spending their time/money, more broadly.I worked for a company that bought a failing mall back in 2012 (online shopping was "killing retail" then too), redeveloped most of it into more open air power center and sold.  

the company I went with was 12k and performed high quality work.
