I prefer to self manage because its insanely cheaper and honestly not a huge time commitment.

Or would you suggest other methods to gather data and insights before committing to a subscription?

It's important to have your attorney review the title commitment, as I've seen "wholesaler-friendly" title companies include various items in the title exceptions that could cause problems later on. 

By assigning the contract to the The end buyer, he should be responsible since he is the one making the commitment to buy the property not me. 

I just wouldn't recommend something most cannot commit to.  

Also, Ohio does not allow "piercing the corporate veil" unless you commit fraud or a crime.

If you can hold off for 2-3 years to save more and build a solid emergency fund, it may give you greater financial flexibility when you’re ready to buy.If buying now feels too risky, consider renting for a while to gain privacy without the long-term commitment of a mortgage.

Of course, try to get multiple perspectives from different loan officers before committing.
