As a wholesaler, a seller approached me with a 48 unit apartment complex, 7 duplexes and a 2500 sqft Single family that he wants to sell (all of which occupy the same block.) 

The units all have tri-paint jobs with ceiling paint, a nice wall color and super-white glossy trim on everything else. 

These plans call for six blocks, with buildings totaling 2.5 million mixed-use square feet, and a renovated 14.2 acres of open space with brand-new amenities and improved access.

This sewer line runs under 2 of the other subdivided lots that were intended to have houses on them about 400' away and ties into a city main 1 block away from the houseOct 2008 - I purchase the home and everything is great, assuming all is per plan.2010 - Developer sells one of the lots that my sewer runs under to the water district for a future clean water well site. 

I also have learned Memphis can be quite spotty (a dangerous block can be just a couple blocks from a good renting location so you really need a boots on the ground agent/team that you can trust). 

So yes, apparently sometimes you do have to go behind the brokers back to get things done when they are trying to block or delay things. 

Neither unit has paid rent and has blocked us from communications.

I also spend time each week checking Airbnb and Vrbo calendars, making sure pricing is good (I use PriceLabs but sometimes it needs tweaking), and I had a problem with Vrbo this fall blocking the entire 2025 calendar for no reason.

Our property management company wants to sell 3 apartment blocks for us approximate value 2m maybe slightly more, can we ask them to accept 4% sales commission?
