- Do you send in a cleaner to clean the common areas?

Tenants typically handle smaller things like changing fridge filters or furnace air filters.

I am really just looking to avoid the worst of the worst areas (anywhere with open air drug markets or active gang warfare / prolific violent crimes).

If your cleaners do the laundry at the property, get the biggest one you can.Our cleaners do this at one property.

I also have plans to test air BNB and long term leasing to see what works best.2) Bed bug addendum's have been brought up throughout this post and other research I've been doing.

That calculation is so simplified that it doesn't even bother to factor into the equation any costs  and that $200K just magically appears out of thin air.
