Would appreciate anyone's experience with buying Lien Certificates and Deeds.

There is no certification that states “you’re ready for RE Investing”.

This means having appropriate insurance, executing contracts with vendors/subcontractors and ensuring you are listed as an additional insured (not just  a certificate holder) on their insurance policies.

You will need to buy the tax certificate at the tax lien sale.

Was this a tax lien certificate or a tax deed?  

My educational background includes a Bachelor of Business Administration (BBA) in finance, a commercial real estate certificate, and a minor in building construction and project management, with a focus on energy-efficient housing.

There are some mold remediation companies that offer "mold certificates" or "mold warranties", but my guess is that these arent worth the paper theyre printed on.

Get estoppel certificates from all tenants.If the current owner is willing to help you, make sure the help is what you want.
