This summer I want to add a couple of outdoor games. 

If you want less competition you will need to get property that is more distressed (and you will still have to pay up over the flippers who want those), or you will need to search when no one else is searching.....ie both of my SD properties were purchased between Thanksgiving and Christmas (when everyone else is celebrating you need to put in offers).   

But she takes excellent care of them (even put in a small concrete pool for them to play in during the summer:-).

Weather - you need to make sure tenants are warm in the winter and cool in the summer.

It is very seasonal but does very well in Summer and there are a lot of STR friendly towns.I have considered it however my current goal focuses more on a multi season rental and I am also more familiar with the non beach towns.

Or a property where you could leave for a month in the summer, for example, and make 10-15k in STR revenue?

A furnished LTR model sounds more appropriate for students as there shouldn't be much movement outside of summer months.

@Trevor Rutherford For this 8 unit deal the 6% down payment money I used was actually from a line of credit I had on my 3 unit I purchased earlier this summer. 

Weather cools, people are busy with school, resting from summer, prepping for the holidays, etc.

As matter of fact, I’m so interested that I moved with my family to Nova Scotia last summer 😜..
