You can generally get a good feel for a company by having a phone call with them but certainly need to be cautious if there is little information about them available.

Higher cash flow was one of my primary objectives, but in today's turbulent economy, you also want to be a little cautious about focusing solely on one thing when you're narrowing down your property search.  

I know that’s very vague but I’m just cautious at the moment.

I've heard it recommended to tell tenants that you are the property manager rather than the owner because it can improve your relationship and they are less likely to come after you (Note: we currently don't have any issues and don't plan to, just being cautious). 

The folks currently purchasing 2-4 unit multifams are owner-occupying buyers/investors and they are being more cautious with their purchases due to the overall market rate conditions. 

However, be cautious as banks may still enforce the clause if they detect the transfer of control.

Attend local meet-ups to network with wholesalers, agents, investors, lenders, and contractors.Always calculate your own figures and be cautious of deals from major wholesalers.

I am cautiously optimistic which is why I recommend a 3 year for good pricing now and it still gives you the flexibility to refinance in 2026 should rates really come down.

I see on the website there are reviews and testimonials, but in a world where you can buy followers and reviews, I’m optimistically cautious (hence my original post saying that it sounds like a great service and maybe they’re cracked the code) and somewhat skeptical about anything on the internet.
