I would try not to tie up any of the principal in down payments.Personally, I had a family member do this same thing, but they used an investment portfolio as the collateral instead of real estate.If you play your cards right, this might be the only short-term money you ever need.Please let us know what you end up doing.

There's pockets here for good multifamily, but the best play is to do some value add work to the property.

Of course, track record and conservative vs. aggressive underwriting/promotion play a role in the reality of what you're hearing from any syndicator. 

I don't think tax's really came into play for most of these folks as much as you might be thinking.

Also your permitting process, type or land, grade of land, if underpinning is required will all play a factor into your cost. 

I will not be surprised if a class action lawsuit gets filed again the building company and unfortunately Wagner because he is not playing the role that he should be playing.
