Thank you Nick - unfortunately it is the name of the game in this space that there will be people with bad experiences, typically when the appraised value doesn't come in as what they expect and they lash out at the lender accordingly (anyone in this space obviously understands this occurrence). 

They are on a big push to get back in the game though, have you seen their recent ads stressing that they only list private homes?

I understand it isn't easy, especially when new in the investing game.  

I am a little late to the game and have been told several times throughout my adult life to invest in real estate, but I ignored the advice.

Governmental agencies do get involved, often very late in the game and often just having the guru agree to a “cease and desist” order

Played those games for years. 

Truckee has some tight STR laws and if you're in that game I'd stay.  

If you can be in the new build STR game at $800k plus, you are getting equity at close, which is a bit mind boggling.
