it does not go far in good ole SoCal.2) I'm in the camp of - don't buy Condos - less appreciation, HOAs, Etc...3) I would be reluctant to buy rentals in Cali right now with the squatting issue4) What do you think/feel about buying OOS in a better market?

This is my first multi-unit purchase, with larger purchase number with high interest rate in the neighborhood i never had rental property, which all add together that gives me anxiety, even though i used to work in the area for 14 years....so i cant say i am not familiar with the neighborhood, just never owned any propertydefinitely never felt good at closing, and chest pain is real, i dont recall when was the last time i was happy at closing, it's always "why i did it again", then i remembered because i need to make more income.summer being great time to get new tenant, but also worst financial time for me with kid summer camp, summer vacation travel...etc

Also look on "hip camp" for space listings for tiny house communities.

The areas I have my eye on for long term appreciation:Dilworth, Camp North End, Matthews, Mooresville, Denver, Monroe, Locust and Oakboro 

For investors who may look to diversify their portfolio or who are not 100% in the camp of ( if it does not cash flow its not an investment) or appreciation  is ( gambling) if you have been following the Chips Act news this is going to create a lot  of path of progress opportunities for investors.
