Lender 1's rate is 9.49% on a 30 year fixed and Lender 2's rate is 7.5% on a 30 year fixed and both have a 5 year declining prepay.

Back in the day when I sold rural ranch lands pre google earth you needed to be able to read and understand USGS quad maps and a compass and understand from certain points on the ground you had compass declination's just like when your flying.

Timing wise as well, though the good STR properties haven’t seen much if any decline in prices have seen a decrease in competition to buy.

We wasted several thousands of dollars with them until we realized that they weren't able to handle the project...After we fired them they turned around and offered me a job ;>) - I politely declined as I don't think the industry is setup to help us.

This seems to be true whether it's CA, TX, AZ or OH - IN or GA.Apparently wholesaling isn't as easy as everybody thinks and are willing to pay big bucks to "learn".Obviously the decline has hit the information provider's customer base that they sell information to, and hurt their bottom line.
