Any tips on how to find/market to owner finance buyers that have brought you success?

There should be timeframes for the lien to be enforced and brought to court otherwise it just goes away. 

Tenant brought throw rugs . so at turn over it was just take a fire hose to the interior for the turn. :) LOVE IT.

The other thing to consider is the age and if you add a second floor will the entire structure need to be brought up to code for hurricane and wind.I live in a neighborhood where the homes are older (not in florida) and the foundations are hollow core CMU and adding a second floor would not be feasible due to soil bearing.

@Arn CenedellaHere is something that is not brought up very often when you purchase properties.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

That brought the monthly mortgage to within range of over $200/month cash flow.
