The personal check they wrote me upon move-in bounced (my mistake for not insisting on a cashier's check) and then they sent me a sneaky Venmo payment to cover it right before it was about to bounce with no explanation for the Venmo payment until I reached out to them.

If you can remember $1m <-> $60k <-> 6%, you can bounce between price, NOI, cap rate.

It is partly your job to "sell" him on it, and partly an education and relationship-building game from your end.Also, take a look at the buildings history, when it has last sold for, if it has bounced around on the market or not etc. 

If they bounce a payment (check or ACH) more than once, I will only accept cash, money order, or cashier's check.

If the house floor seems to jump, bounce, or wobble when you walk on it, that floor and maybe the walls, were not likely built correctly.Check EXACTLY where the house is located based on the fire zoned maps.
