It seems the older we are we have to maintain (never sell) certain property because it creates an indirect saving... vegas is not that cheap anymore.. 300k is OK but in my mind not the greatest I think more like 500k to 750k is what you need to find a decent place in vegas. see that doesn't even make sense financially, it seems it's more viable to stay local with DSCR 1 or if want to leave to save money,  just leave the country for good.Costa Rica LOL :-) Portugal and join Clayton Morris he was the smartest guy in the room  his strategy of basically stealing millions and decamping to Portugal were the cost of living is lower .. and much safer and better health care than any thing south of the border Plus all of Europe at your beck and call.

I invest and help others invest in Cedar Rapids, Iowa and know a couple neighborhoods where the tax assessed value is lower than other neighborhoods (same house), but just have a poor stigma/border thriving neighborhoods, so the spill over is and will continue to push into these neighborhoods.#4 You can take this questions 2 ways.

Everyone has a different perception on the different asset classes.Just depends on how you where born and bread 🤷🏻Someone living in Beverly Hills would call my "B class" a "Z Class" lolI consider B class in Toledo to be as follows:1) Good infrastructure supporting home owner and tenant demand (Schools, colleges, hospitals, medical centers, larger employers, etc...)2) Employed tenants that are sophisticated enough to pay rent online.3) Well kept yards, no bordered up homes, pride of ownership in the community.4) Mix of home owners and investor owned (Leaning more toward home owners)5) Lower crime rates and some upside potential from an appreciation standpoint.6) Entry sub $100,000 with 8-10% net returns on cash investments.Every market has different numbers and cashflow expectations Much success

Make sure your not buying on the wrong side of a city/school border and are using rent comparisons that might be geographically close but are really different renter markets(like buying in East Cleveland and using Cleveland Heights rents).
