We were thinking about this now because it's hard to find good deals in our price range, so thought it might be easier to put it into a bigger deal but sounds like that's not such an option.

I am seeing interest rates start in the mid 6% range for foreign nationals here in Florida.

What is your price range for the small MF and are you looking turn-key properties or something along the lines of a "fixer upper"?

We’ve had a lot more turnover and higher vacancy rates across the front range than in previous years.

Interest rates don't help, but investors were also successful in the 80s and 90s with rates in this range. 

Lenders that go higher than 80% LTV will likely be more in the Prime + 1-4% range.
