Do you know the bed bath count and location class?

So you have a log on your Sawmill bed. 

My priority is getting as close to cash flowing as possible with minimum investment on a 4 beds 2 baths but I'm also thinking about appreciation because you never know when you'll have to sell...

Couch, lounge chairs, bed, rug.

I wouldn't be able to sleep at night knowing that I had people in my properties that had mice or bed bugs or cockroaches. 

It's not really a fact of the world but a risk a real risk correct but its a what if, and if I laid in bed after successfully setting up an Airbnb arbitrage and so far have success and just think about what if this or what if that, it'll only slow me down. 

But a bedroom or a bathroom can be easily qualified in terms of dollars (I usually see $4,000-$5,000 allotted for differences in bed/bath count).Truthfully, if I can't find easy comps and if I can't make it easy for the appraiser to agree with the value I'm looking for, I just don't buy it.

My unit is a 1090 SF, 2 bed 1.5 bath townhouse.

Furnished common area, furnished each bedroom with a queen bed, a dresser, a desk and a chair, then we listed on every platform that I can list and I paid every platform for their premium listing.
