Hello, I have come across purchasing tax delinquent properties before they go up for auction/ become foreclosed.

There is a lot of moving parts to this story, so hang in there....I bought a house from auction to flip in Colusa County, California April of 2023.

I'm looking in Southeast Florida (Delray Beach/Fort Lauderdale/West Palm Beach) and Columbus/Dayton, OHMany of my properties are coming from the sheriff sale/bank-owned auction and I STILL can't squeeze these tight enough...maybe someone can show me what I'm doing wrong?

It's definitely worth it, especially if you're buying a property through like an auction or something similar. 

You have to go in person for an auction, which limits competitive bidding. 

Look into “land banks” and tax deed auctions for the areas you’re considering.

It is usually first through a general auction and if it doesn't sell there, then it goes to the MLS.Keep in mind bank owned properties aren't always the best deals.
