I agree, you can't go wrong with an AO Smith gas water heater however, id go with the better grade that isn't sold at big box stores.

If you need an AOS other than the standard realtor one you might want to meet with a lawyer to draw one up and go over a few things. prob worth the couple hundred bucks.

In your AOS do you have a clause in there which states that you will be making a profit from the purchase of said property or do you disclose this to the seller when you speak with them?
