Cap rate is astronomical.  

A good chunk of our state lives in small villages only accessible by road where the cost of living was astronomical before inflation.

The legal cost to defend yourself could also become astronomical very quickly.

It’s a small 2 bedroom though so that would keep the cost of the flip from becoming too astronomical. 2 questions: how do you mitigate risk when purchasing a property like this?

Prices are astronomical and finding a decent Multifamily under 150k is rare.

Anywhere close to here is astronomical in price, and I have no interest in being a landlord in NYC, which is incredibly tenant friendly.  

I don't want my insurance policy to skyrocket (increase in price) with this new claim, I am assuming its is like car insurance once you hit someone or something and make a claim it jumps astronomically in price. 

Amazon has not been profitable but their astronomic rise in growth.

Some merely double their cost and others mark them up what seems an astronomical amount.Some who sell owner finance work back from the payment amount (using the market rental price) to get the total price.They say buyers are more interested in the monthly payment than the price.
