A pretty common tactic with these guys is to do some "assertiveness training".  

The landlord is also barred in any action brought by the tenant to recover the deposit from asserting any claim or raising any defense for retaining any of the deposit unless the landlord shows that circumstances beyond the landlord's control prevented the landlord from providing the statement within the twenty-one days or that the tenant abandoned the premises as defined in RCW 59.18.310.

@Jason Bullinger, I was going to respectfully question @Brad Russo's assertion that VRBO gets more traffic.

You and Eddie tried to say that the Founding Fathers came to America to escape religious persecution and you tried to say this to counter Mike's assertions that the Founding Fathers intended to create limited government counter to unlimited European government they had experienced.

Be assertive but non judgmental .

That's probably not a good approach and I've become more assertive in sending a screenshot of the portion of the lease showing it's their responsibility. 

You don't know me personally, to make those empty assertions about me.

If you do not know how to be assertive, you need to learn how to be so like yesterday.

I don't have anything to add about becoming an LO, but I'd like to challenge you on your assertion that you can't invest.

Not sure what kind or how many properties you are going to acquire, but CA will make you disclose on your tax return if you have an LLC, and how many, and each (regardless of where formed) is going to cost you for nothing other than the "privilege" the state will assert to make you pay for using an LLC.
