They get a higher return since they are covering housing cost, have the $250k per spouse primary residence deduction in gains, is a savings account, higher leverage position, lower interest rate possible, will pay more premium for location, etc.House might be overpriced for REITs but not for home owners.  

What are the homes worth?

I agree with John, we are seeing renovation costs of $150k- $200k for a basement unit and $250k + for a coach house. 

There's also discussion of intentional inflation, but is there any impact on real estate prices at all?

Are there some of the data aggregation sites such at Deal Machine or Prop Stream that have this? 

There are some benefits to having an LLC on reduced liability, but there are more expenses.
