I typically look at Zillow, centimeter and BP to get a full understanding of what rents are in the area to get the best estimate of what a property would rent for. 

@Greg Scott When you spout off your 45% annual return number is that based on actual math or just some number that is approximate and in your head?

Our property management company wants to sell 3 apartment blocks for us approximate value 2m maybe slightly more, can we ask them to accept 4% sales commission?

It has sat empty for the last 20 years but the current owners have completely gutted it, have bids from contractors they're willing to share, cost estimates etc. and have had lots of inspections done and so much pre-work with the city and county to figure out what they can and can't do, so a solid plan is already in place.

Modeling uses templates to estimate allocations although some firms still dig very deep on these types of studies, costing $1,000–$1,250.DIY tools are cheaper but often miss deductions and lack audit-ready documentation.

I estimate my rehab costs based on work that I'm always doing in my portfolio or the past flips.

I put property taxes 6k/year on each(Even though that's way higher then what it actually is, but the county tax estimate says its around that much for each) and for insurance, I just put 1,100/year on each.If there's more info needed let me know.

The estimated cost of the home build is a minimum of $650k.
