He is allergic to cats, so when he's rolling up carpet and cleaning out air-filters, I'd hate to find out he had some sort of wild allergy attack because this tenant weaseled his way out of the paragraph prohibiting pets.

We personally have pets so we love having them under the right circumstance but if there is a situation for example where other tenants like in a duplex have pet allergies then we could not in good faith give preference to a prospective tenant over existing tenants.

They still need to follow your rules and guidelines, which would include leashing, dog waste (again, think health and safety), and nuisance (think barking all night).For me, I have severe cat allergies, so I will not allow cats of any kind in my properties, ESA or otherwise.

Bad carpet will (1) affect your ability to get it rented, (2) affect your ability to get market rent even if you do get it rented, and (3) depending on how bad it is, may affect the smell of the unit and/or sensitivity to allergies of your tenant(s).

As for cats I’m allergic and they are gross so there is no way but my allergies may make me more biased than most.
