If you find a sublet-friendly co-op and it requires an "All-Cash buyer", there could be a good reason.The points you mentioned regarding co-ops are valid but do not apply to all co-op boards across this market.

The ones I’ve come across are in areas with boarded-up houses throughout the blocks, which I’m not quite ready to invest in as a new investor.

You can also try putting it in local places that rent like condo's or apartments attached to the board in the laundry room or better yet in an actual outside laundromat.
