Multiple ADUs on any is not allowed, but I have only heard of it being an issue in SF zoned areas or if unit count hits 5.If you want to be sure of getting non-commercial F/F follow the rules.

Don't just find out how it's all licensed and check on any historical issues with it, no you want to meet with local board members, find out how they really feel about the place and what the cities wants and plans are for the place.

@Kash Tacke I'm a big fan of ADU's in general especially here in the mid west, yes you could potentially be on the front of the wave, but housing density is the solution to the affordability issue, anytime you are investing with affordability in mind is a great strategy to me, and sound like there are some incentives or at least supporting winds form the local city, that in itself seems like it would be worth at least approaching an architect or contractor to bid up some plans or concepts to take tot he city.

I found this deal through a wholesaler in my network and I negotiated with the wholesaler to get a lower price with the buyer because of an issue with an attached empty lot.
