I’m wanting to be prepared and educated since I’m new to this and looking for advice.

I am tired of preparing for the worst... preparing for the worst is killing me slowly and I might not ever make it to experience the best.

It is a lot of work to build property (more than fix and flip) so prepare to be busy.  

Its always nice to be prepared.

The revenue and expense categories line up with your Schedule E which makes it a breeze to prepare for filing your taxes and I like the reporting features, too.

Keep looking, but be prepared for higher interest rates with maybe maximum of 65% loan amounts (hopefully more though).

You mentioned various places to put your money.What is your expected return along with level of difficulty for each venture?

I have just started in a 3-day training for the Lee Arnold broker certification program and thus far just completed the online material required for preparation. 

You better be prepared to handle the management though..

Submitting real offers that you feel confident actually closing on and having a strong sponsor to work with that has a track record will go much further towards you winning deals.In short, you can pursue larger deals right out of the gate if you want to, but generally expect that it'll take you longer to win one and make sure you have the right players on your team so that you're prepared to win them and to close them once you do.
