The coaches and speaker are very knowledgeable but, then you get hit up for $40,000.00 for the mentorship program.

A coach doesn't need to know Collin county, a mentor does. 

When you said Las Vegas did you mean North Las Vegas or some other suburb?

You would be way better off joining a mastermind or a coaching program than joining them.

I have been trying to avoid the coaching programs (limited capital) but it seems like I might need one if (and/or)  not a lawyer on retainer to sort  through it all.

I have spent a LOT of money on instructors and coaching over the years.

While places such as Phoenix and Vegas have a lot of newer homes.

It may not add much but as it happens…My new build home in Las Vegas (DR Horton build) specifically says I do not have any subsurface rights.
