We take care of the entire process—from sourcing and purchasing properties to managing renovations and the final sale or rental.

However, there are some investors here who are having a lot of success finding cash-flowing deals through off-market sources. 

Monetary- they need to bring $XXXXX amount of cash in or monthly sources of income. 

The best defense against rats entering your property is to seal off all entry points (holes, cracks in walls), remove food sources (dirty dishes, food left in trash cans), and water sources (like leaks). 

There are some public sources (www.city-data.com) that can provide good baseline information.

Unless you have some sort of subject matter expertise or access to an unfair advantage (cheap labor, ways to source off market deals, etc.), index funds are likely to provide an equal or better return with a MUCH lower hassle factor and more liquidity.
