@Mike Lynch I'm a newby here at BP so I have very little sage advise from a real estate perspective but I've been reading about the water supply in our country and the concerns related to dwindling supplies.

You've gotten a lot of sage advice already, so I don't have anything to add right now. 

I like more modern colors like a deeper sage green.

Of course, my wife and I didn't heed her sage advice and went on to rent to one of our children (also a millennial in her 20's) and another family member. 

My sage brothers and sisters have given you wise advice.She didnt pay rent, everything else is moot.

So far we have used it mostly for Tenant Management, and still use a tenant screening component that the our local landlords association offers, and do accounting in Sage/Peachtree which is what we use for our 'day job' business for over 20 years.Things we like are: price for the number of units, quick view of rents due/paid, great 'to do' section tied to each property/renter (for each unit of a multi), etc....
