I don't consider tub replacement as part of lipstick, since you will do some demo to get it out; resurfacing a tub would be more like lipstick.

I want to texture match my repairs--moved a window added a wall-- and then do o light coat all over to kind of blend it in and resurface 30 years of used wall in the rest of the house,Ever done it?

Then september first had a girl move out after I advised her that that would be her best choice and redid that in a week, new floors throughout, lots and lots and lots of cleaning, tub resurfacing and new tub surround, full paint job.

So one of our rentals has a concrete slab in the backyard - it covers the entire area (700 sq feet) from garage to building to property line. It looks like crap and every spring I have to shop vac up all the loose...

We were hoping to avoid resurfacing the tub in a current project, but I doubt the Magic Erasers are going to do the trick.

Drop ceiling, lighting, sheetrock, resurfacing the floor, commercial style doors, better heating system, ect and leave the rest up to the renter.
