One of our residents was robbed outside of this property and we ended up paying for the resident to move out and sold this property.

Interest rates and cap rates change, competition changes, your PM ends up being horrible, lots of variables.Just to throw you a monkey wrench, in your killer spreadsheet does it include the credit score, income, and employer of every resident? 

Then invest the rest in equities.  

And yes, that’s half the type.They miss the other half, which is not only active investing, but in many ways mirrors equity investing more than traditional debt investing.
