The construction of a Tesla semi-truck factory will create 3,000 to 5,000 permanent jobs in the future.

Things like Bank of American building downtown, Goldman Sachs Building downtown, Wells Fargo World HDQ in Irving, Chip Factories in Sherman and 100 or 1000 other moves and projects. 

The more important factor I would look into is how soon from the change do you foresee any properties being sold? 

They will likely respond in kind and now you each have a lead factory. 

Bush was in office, “Terminator 2: Judgment Day” was in theaters and C+C Music Factory was rocking the Billboard charts.”

I can only imagine the appreciation that will come after the factory is complete.

And the scam factor is huge too....They won't have local banks or other business contacts like Lawyers and CPAs...What are you guys thinking?

That location factor is primarily driven by state, more than city.

So I decided to go in a different direction and I hired a company called Wealth Factory, which sells a coaching program with an initial membership fee of $7500 and openly states that they are going to pair you with providers and that they do not do the tax preparation, investment, real estate, or other work they just coach you and help you see which professionals you need and then pair you up with them.  

The driving factor is that there are 20-30 percent more rentals on the market than there were a couple of years ago - particularly in the outlying areas - while visitors to the GSMNP has only slightly increased in 2023 over 2022.
