A judge would likely require the $20,000 non-refundable option fee be refunded and possibly all payments made under the agreement along with maybe a fine.

Because liability insurance + homeowners insurance + separation of finances + taking care of my property and tenants + being leveraged (the bank owns the house and anyone that might sue me will be in line after the bank) = a fine liability strategy for an investor starting out.

Its just finding the time, but when a finance guy tells me to sell at this point I need to trust them.

I ended up paying over $2000 as a start up business with no income and not even receiving a final product which could be utilized.

You should gain more appreciation, so it’s all a fine balance & you have to weight each and see what’s best for you.
