Others have told me for example stick to all white and gray while others have said to go crazy with colors and make it UNIQUE…  thoughts on modern vs chic?

Last time I looked the laws read In order to practice any kind of property management (applies to STR technically but is kinda gray area) in Alaska you need to be a licensed agent under a Broker unless you manage 4 or fewer units or if they are your personal units.

From my research, the only gray area would be whether or not the tenant continues to plan to reside there / has ended their residency or not?
