So, maybe you had a bond paying 12% interest when inflation was high but now rates for a similarly rated bond are 6% so they exercise the call option and pay off the bond holders who now have to go out and reinvest that money at prevailing rates (e.g. 6%).

Of course, finding seller-financed notes is a PROCESS, and I disagree with the above comment on [postcards not being effective]-- actually, I've found, in over 22 years of direct-mailing note holders (and also potential referral sources) that the postcard is the most efficient and cost-effective way to get your message DELIVERED.

As a side note, make sure all subs, regardless of whether you opt to self manage or utilize a GC list you as additional insured as well (not to be mistaken as a certificate holder).

I know HUD only contributes $1,500 towards a junior lien settlement, but if the junior lien holder does not want to settle would HUD allow the buyer  to pay off the junior lien out of their own pocket?
