@Darrick Lowe, We just had a situation nearly identical to this-  Eastern PA.

I started looking at property areas long before selling and then went out more aggressively when the relinquished went under contract.The exchange company I used was @Dave Foster (The 1031x Investor and Exchange Resource Group) and the title company for both relinquished and replacement was @Tom Gimer of Eastern Title & Settlement.

And then as part of the land business, I saw an opportunity to go into new construction in eastern tennessee area with the vision of building some to sell and building some to hold - to where I could replace all the equity I gave up when I sold about half of my rentals here in Illinois.So now I'm sitting on a hefty pile of cash.

Not getting 30% to 35% discounts but I can get 20 to 25% on buildable lots in eastern tennessee so this definitely works a little for land.But again, it can't hurt to ask. 

Right now I am flooding my mind with books, blogs, videos and conferences, trying to learn as much as I can.  

This weekend I was lucky enough to attend an MFIN - Multi Family Investor Network - conference here in Colorado and see BiggerPockets CEO @Scott Trench share the stage with @Ben Suttles and @Feras Moussa talking about the future of real estate investing, plus a number of other keynote presentations and informative breakout sessions.

What suburbs of dallas would you look into investing that has strong job grow, but prices are not super high.I would Recommend eastern suburbs such as Forney, Mesquite and  Fortworth suburbs such as Saginaw, Haslet, Crowley, Where the prices super low compared to Northern suburbs and rental demand is high in Blue collar neighborhoods.
