This is likely the primary reason only about 5% are successful.Successful landlords are a very special breed. its one of the reasons that wholesalers target landlords so heavily they know were the pain points are and burnt out landlord syndrome is quite alive and well in all markets.

Its no secret that Memphis is  a buy hold investor market has been for decades.What I see personally in the past  sellers TK companies and PM was not putting out the best product and or the renters could abuse the landlords.. creating burntout landlord syndrome and continual merrygo round of inventory.since your not building 5 or 10 thousand new houses a year like other markets ( for instance my market in Portlandia will build over 5 thousand new SFR's to accomodate these home buyers)  if inventory is tightening like this.Its becasue.1.

Unless this dog is the size of bigfoot with irritable bowel syndrome, I can't imagine how 1-2 days worth of dog crap would be visible from the street enough to make your property look bad.

Asking as, I live near Savannah a much smaller but slightly similar market and some great rehabs come up all the time but most are in some pretty nasty parts of Savannah and I've not pulled the triggered for fear of being stuck with the nicest house in the crappiest neighborhood syndrome.

If they don't like it they can move or require more of themselves to land a better paying job to get more of the things they want in life AND pay the rent.For anyone reading this if you are going to have the "conscious and bleeding heart syndrome" you DO NOT need to be a landlord as you will cause more damage to your finances and investments then you could ever imagine.
