I have Pricelabs for my other properties, this next move is for a 4-unit that may evolve into a 20+ unit.

Super complicated and an absolute specialty I dont know how smaller players bust into this. 

And technology aside, this business hasn't changed much in the last 20 years.

Nonetheless, you can base the DSCR calculation on PadSplit rent (if there's a history of PadSplit income being produced) or short-mid-term market rent (an analysis done at the same time of appraisal).
