That always makes it so much harder to rent, or secure a great tenant.Here's my standard go to list now for long term rental updates:-LVP that looks like wide plank white oak-Ultra Pure white on all the walls-Vertical/ modern stack backsplashes and showers-Pop of color on the cabinets (pop of color can include black too)-Butcher block countertops (lower end) or white quartz countertops (higher end)-Modern light fixtures in brushed brassKeep it neutral still but a couple of style choices with the light fixtures (which are cheap) and it will appeal to the masses.Good luck!

Adding a new outlet, circuit and pretty much doing anything electrical aside from replacing a fixture or replacing the receptacles or switches requires an electrical permit.

My advice for you (and my future self) so far is:- be very detailed about underwriting your deal- add at least 30% to what you think your rehab will cost (even if this figure came from a GC)- have a really detailed design concept before work starts (including fixtures/trim/color scheme/etc)- check with your city/township's building department and see what permits you need up front- have more than one exit strategy- add a few weeks/months to your projected timeline- purchase cash if at all possible- build relationships, take notes, and learn lessons along the way- have funGood luck!

For the home I'm buying the parts and fixtures for now for two full baths completely gutted, which will be not upper middle or higher end for this market but high end with a incredible older (1938) home that's been updated with a very high end kitchen and more but two original and very obsolete baths upstairs, for the shower for instance, I'm quite sure a normal mixer and shower head, even if its a nice set, won't cut it.

Other repairs since the new tenants moved in include, a sliding door lock replacement, drywall repair from a roof leak, 4 cracked windows, a broken front door handle, light fixture replacement, blinds that are longer than the window, window screens and now a ceiling fan making grinding noises. we're about $5000 into repairs/replacements right now since the tenants moved in.
