I would try to work with the tenant and make a payment plan to get the higher deposit or increase the rent to market value (If your market support it) and not asking for extra deposit.I have a 7 month old puppy in my own house and when she was younger she did some damage (Chew some drywall and trim (But she's still cute :) )) but she grew out of that phase.

I'd stay away from the worst house early in your investing career cause you may be biting off more than you can chew at that point.

My good buddy from college wasn't so lucky, he got jumped by a Grizz out fishing one day on the Russian River, didn't have time to draw and the bear chewed his face off (he survived just barely but lost his eyesight, sense of smell, entire face and part of skull, spent a year in the hospital undergoing many surgeries, etc.).

They will damage your building, and if they chew on some wiring, they could cause a significant safety issue.  

So I’m a little scared of bitting more than I can chew and same thing for 3-4 unit family homes.

We had been with the PM company for two years prior and at the end of 2018 they went through an ownership change and the new owner I think bit off more than she could chew.
