Finding a seller first does not equal dishonesty.If it is, then you are also dishonest finding a buyer first when you have no contracts to assign.

The tenant may have mentally already written it off as a loss, especially if they are used to dealing with dishonest Landlords that keep the entire deposit just because the tenant failed to clean the over.

You probably need to follow Ramsey's advice - put your dog on eBay and your cat on Craigslist, eat rice and beans then switch it up to beans and rice, don't be caught in a restaurant unless you are working there.
