Let's say I buy a 4-plex worth 1 million with 20% down payment, I will have to shell 200k out of pocket, would it be possible and is it even a sane idea to  use up the entire IRA for the down payment and fund the remainder of down payment from out of pocket?

Hello, I’m looking to sell my 4 plex.

It is used for the resale of residential properties that are either a single family home, a duplex, a tri-plex or a four-plex.

It was in a booming area of Omaha, 3 plex for 258k (not the best price but still a greta purchase).

I have identified an 8-plex that I am strongly considering purchasing. 

The property was acquired with the long-term vision of capitalizing on the nearby development of a casino, expected to attract workers and residents.
