Hey everyone,I’m both a Private Money Lender (PML) and a real estate investor, and I’ve been seeing a lot of questionable "lenders" popping up online.

Nice folks and a lot of knowledge to go around. 

I work with a real estate investor who owns multiple rental properties in Las Vegas, and a while back he shared some insights that might help.

Get 3 jobs...if you work 8-5pm pick up OT or an evening job, and a weekend job. 

I love working with their agents and financing team, yes, they are not the cheapest one but I've found good deals with them ( since then I bought more properties) and a good deal it's all you need.

For example we usually budget about $2,500 for kitchen appliances including dishwasher, because we rent to families and a full-size french door fridge alone will be $1200-$1400.And we usually have two bathrooms, and they take a lot of material and labor. 

Tracking can be done in property management software, a spreadsheet, or even a piece of paper and a pencil, as long as you can account for who's money is in the account.

But I still get dish soap, shampoo, conditioner, body wash, paper towels, and a few other items off Amazon since they have a better price.

However, due to a leak that impacted the kitchen, I had to demo some of the drywall and a small part of the ceiling.

I have bought a 3bed/2bath house 2 years ago, and was renting out 2 rooms, while using 3rd room for living and as an office space.
