We typically trust our friend since they have over 500 properties and have sold us several and they did not know it was in the flood plains. the original owner tore it down to the studs on the inside and when he filed for a permit, the city mentioned that he probably knew that it required fema requirements of being raised about 30 inches.

We are pumping in some sweat equity: killing all the weeds and doing a non-organic mulch and river rock yard, power wash and paint the wooden fences, resurfacing all cabinets, faux-marble epoxy on the counter tops, and redoing the floors (there is a mix of scuffed up hardwood and wood appearing panel...looking to just make it all panel).

Since I have a hundred years to worry about 6 inches, I"ll worry about it in 2075 or so.You do realize that it's the sun's soalr maxium that has an 11 yer cycle that causes the weather change right?

Although we now are using LVP, I have doubts it will hold up as well, but only time will answer that...VCT flooring can certainly be gouged or have other damage, BUT it is a solid material about 1/8th inch thick.
