I hear you, and this upgrade is definitely on the horizon.I think your specific issue today got caught up in an update we did this morning.

They did mess up the slab twice which was frustrating, but they ended up upgrading us to a seamless piece of quartz (a $700 upgrade I believe) for the trouble.

Permitting upgrades was interesting, because of their size, there are multiple code violations that were "excused" since they are grandfathered and the inspector could not recommend a solution. 

Rules are, however, meant to be broken when it makes sense.

My question is, since I only have 12 months to pay it back before the interest kicks I’m going to refinance without doing any upgrades or rehab.

For a moment when we got the notice we decided to quit paying rent and save what we could to move out because at the point of the notice our landlord just disappeared no where to return our calls so the trust has been broken. 

They have an option to upgrade to Teams and delegate credential access (free version is nice, paid version is amazing) What are yours?

It is not broken.

You want to walk through to see what upgrades you can do, maybe get a couple rooms painted, some new carpet or a faucet.

We wanted to make a suggestion to them of possibly evicting the tenant, making a quick upgrade (the house is in a pretty good condition), then find a new tenant and adjust the rent accordingly.
