An alternative way to look at it is to translate this into actual vacant days - for example, a vacancy of 3% means that your property will be vacant only 11 days/year.

It's block by block and even half a block by half of block depending on where you're investing so your criteria going in is going to be super important so you're not getting tossed bones that look good on paper but don't translate into real numbers.

The only thing that comes to mind is what I would call SPECULATION (ouch) that an area will greatly and quickly improve in value  (such as the knowledge that a major employer is moving to the area and buildng a headquarters, translating into a need for more A-class homes).

@Westlake JohnThe way I look at Investing is not about today's cash flow, it's about tomorrow's cash flow.When I buy a building, I want it to be in an area which will give me higher RENT appreciation, which will translate to higher Value Appreciation and a higher Cash on Cash Return.For those that only calculate the current cash flow, that would assume that the Investment's cash flow tomorrow would not be of interest to you.

I have done the sub30k thing with only 4 homes from out of state, but was able to translate and communicate it so that I've helped 100s of people do it themselves all over the country (You can look at my youtube channels, my webpages, for emails, linked in messages, youtube comments, my newsletter, and video testimonials on how many homes they were able to get because I helped them).
