I know the range of markets in the title is quite wide but like I said I am early on in the process and wanted to pick markets where I spend time during the offseason (I spend most of the offseason in New Jersey but spend time visitng parents and grandparents in south carolina and florida).

Section 8 visits to nit pick small repairs and with hold rental payments for 2 months6.

Now those same props are selling for 100k +++ Still going strong, I just picked up 4 , 3 SF and a Duplex, all with 20% or so NET caps based on cash purchases, All under 80ksih, Good luck 

Due to high crime property should be picked block by block, and not by zip code.

Maybe you'll pick up ideas along the way and have a clearer idea if you want to wholesale and/or flip. 

Opportunities become deals when you understand how money works, which is just another way of saying you understand, and use, many different strategies...and you pick the strategy that works best with the opportunity. 

In the current market you're able to pick up rows over there very close to 100k and you don't need to do the best of finishes to hit Section 8 standards.

But when it's done, it's like having a special treasure that's worth a lot.So, it's kind of like picking between a quick adventure and a big, exciting one.

You have to pick one.

I just picked up another 3 br all in 70kish with 1300 in rent, value about 100- 105k.
