In CA we do have a pretty advantageous property tax system, at least for the moment (LOL).

All that to say that you *should* be approaching it with your criteria in mind.

The unit that was not selected in the lottery is now trying to be a 30+ day rental but has not been very successful with this approach so far.

Don't just spam blasts to agents, take a personal approach.

A better approach might be to follow proper procedures to address the AC issue and potentially evict for breach of lease later if necessary.
